Lakewood's Beth Medrash Govoha has just closed on the purchase of the 150 acres Woodlake Country Club Golf Course on New Hampshire Avenue between Ridge Avenue and Route 88.
The purchase price was $18 million dollars, according to public records obtained by FAA News.
The country club previously featured a championship par 72 golf course and banquet halls. It has been defunct for a while.
The purchase has been under contract since March 2019 when the owner of the golf course property, Woodlake Golf, LLC, a subsidiary of the Matrix Development Group based in Monroe, filed a so-called notice of settlement with the Ocean County Clerk’s office naming BMG as the party that had agreed to buy the property for an undisclosed price.
While the purchase was pending, BMG entered into a short-term lease to use a portion of the property for an additional Beis Medrash. During the peak of the pandemic, CHEMED, which is owned by BMG, used the golf course as a vaccination site.
A specific Site Plan for the site has not yet been submitted to the Lakewood land use boards.
Lakewood Township records indicate that the property is currently assessed at $8,150,000 and the 2022 property tax bill was $185,983, of which $37,816 went to Ocean County, $57,050 went to the Township of Lakewood, $84,352.50 went to the Lakewood School District, and $6764.50 went to the Lakewood Fire District.
As a tax-exempt organization, it is expected that Beth Medrash Govoha will be exempt from paying property taxes.
In 2019, Lakewood Mayor Ray Coles welcomed word of the golf course’s then-pending sale, saying "I think it’s a good fit".
