Coming from Prospect Street, driving down Massachusetts Avenue, on the right side of the road just before the Forest Fire Service tower, you likely noticed recent site clearing for a new development.
This 5.862 acres development received Site Plan approval from the Lakewood Planning Board back on July 28, 2020.
The board approved 21 duplex structures (42 units) and 2 single family houses on a new loop road. The road pavement will be 32 feet wide.
Each unit will have 4 off-street parking spaces. Some lots will have 2 spaces stacked behind 2 spaces, and some lots will have 3 spaces in front with 1 stacked behind.
In addition to paving the new roadway with curbing, and sidewalk, as well as utilities, drainage, landscaping, and lighting, the improvements proposed for the project consist of widening the existing pavement of Massachusetts Avenue along the property frontage.
The existing pavement on Massachusetts Avenue in front of this subdivision is currently about 30 feet wide with no curb or sidewalk exists along the project frontage.
As part of this approval, Massachusetts Avenue will be widened to 32 feet, and curb and sidewalk will be installed.
Additionally, at the urging of a member of the public, the board conditioned the approval on the development including a playground on a 15,850 sq ft common open space lot, with 8 public parking spaces! (Yes, it is a really good question why the developer did not propose all of this on his very own!)
The Ocean County Planning Board granted approval to this development on October 6, 2021, contingent on the developer paying an off-tract drainage improvement fee as well as an off-tract transportation improvements fee in amounts to be determined by the County Engineer.
On April 6, 2022 the County Engineer determined the off-tract drainage improvement fee to be $6,000 and the off-tract transportation improvements fee to be $127,000.
