Yet a new development - as of yet unspecified - will be coming to Locust Street.
On Tuesday night, 300 RT 70 LLC presented Application # SD-2570 to Lakewood Township's Planning Board.
The applicant sought approval to subdivide the site of the old Harley Davidson building on Route 70 into two new lots.
The existing building fronting on Route 70 will become proposed Lot 16.01, and contains 2.46 acres. As of now, the existing building and improvements will remain.
A newly created Lot 16.02, which fronts on Locust Street will be almost rectangularly shaped containing 2.24 acres.
No specific Site Plan for this newly created lot has yet been presented to the Township. Attorney Miriam Weinstein Esq. told the Planning Board that "the new owners have not yet decided how they will develop the Locust Street property."
According to their Subdivision application, 300 RT 70 LLC is owned by David Blonder, Leah Brenner, David Grunberger, and Moshe Mendlowitz.
Public records obtained by FAA News indicate that the new owners purchased the property for $7.7 million.
The site is in the Township's B-5A Highway Development Zone, which permits multi-family residential, which may include two family and duplex housing, limited to 17 units per acre. Accordingly, approximately 36 homes could likely fit on this parcel.
Water, sewer, and gas are available from Route 70. Water and sewer are available from Locust Street. Overhead electricity is present on the project site and from Locust Street.
No curb or sidewalk exists currently along the project frontages. The developers sought design waivers from the Board from providing curb and sidewalk as part of their subdivision approval. The Board denied this request, citing the need for additional sidewalks in the Township.
As previously reported here on FAA News, the site is adjacent to property where Yanky Lipshitz has figured out how to obtain approvals for 118 families with no provisions for a shul or playground.
