JACKSON PLANNERS TO CONSIDER PROPOSAL FOR 506 HOME DEVELOPMENT NEAR ROYAL GROVE




The Jackson Township Planning Board is set tonight to consider an application for 506 homes in a new development near Royal Grove. Of note is that the site plan does not appear to depict any playground or community center for this new development. Moreover, all of the roads are to be only 30 feet wide. That is even narrower than new roads in Lakewood developments.


The development, which will be known as Grawtown Estates, proposes 482 single family homes as well as a total of 96 affordable housing units. These units will consist of 24 four-unit family buildings.


The 303 acres property is currently owned by the Krupnick family.


The grand proposal calls for 3 new roadways accessing Grawtown Road as well as 1 new roadway on Bowman Road.


Per the site plans submitted, each single family home will contain 5 bedrooms. In compliance with the New Jersey Residential Site Improvement Standards for single family homes with 5 bedrooms, each home will receive its own 20 feet wide, 2 car driveway plus a garage for room for a third vehicle.


The plans also indicate that the homes will contain basements. The developers have not yet clarified whether or not these basements will be finished for separate rental apartments. No additional off-street parking has been provided for any basement apartments.


77 of the affordable housing units will contain 2 bedrooms. 19 of the units will contain 3 bedrooms. Each of these units will receive 2 off-street parking spaces.




Each single family lot will contain at least 9,000 square feet of lot area.


It appears that the application for Preliminary and Final Major Subdivision approval for 482 single family homes as well as the application for Preliminary and Final Major Site Plan approval for 96 affordable housing units will not need any variances as the uses are permitted in the RG2 zoning district, and the application appears to comply with all the bulk requirements of the zone.




The new development will be serviced by city water and sewage services. All utilities (including electric and telephone) are to be provided underground. Street trees and street lighting are to be provided in accordance with Township standards.


Of note is that the site plan does not appear to depict any playground or community center for this new development.


Moreover, all of the roads are to be only 30 feet wide. That is narrower than new roads in Lakewood developments.


The good news is that the project does propose upgrading the adjacent East Veterans Highway/ Grawtown Road intersection with a traffic signal as well as widening the intersection to provide a left turn lane onto Grawtown Road.


The application is represented by Matawan Attorney Alfieri Salvatore Esq. as well as PDS engineering.


The Planning Board’s public hearing will take place tonight, Monday, July 15, 2024, beginning at 6:30pm. The meeting is open to public participation.
