JACKSON PLANNERS TO CONSIDER APPLICATIONS FOR SHUL, BANQUET HALL AND MIKVAHS


The Jackson Township Planning Board is set tonight, Monday, August 5, 2024, to consider an application for a shul, banquet hall and mikvah on Hyson Road, and a second application for a mikvah building on South New Prospect Road.


Congregation Mikvah of Jackson is seeking Preliminary and Final Major Site Plan approval for a single-story 11,679 Square Foot Mikvah building at 155 South New Prospect Road.




The property is owned by Khal Bnei Yaakov.


The site is located in the NC zoning district. The application seeks variances for a monument sign closer than 20 feet from a right of way, more than 1 wall mounted sign, and to exceed 80 sq feet of wall signage.


The architectural floor plans depict 24 changing rooms and 1,155 sq feet of reception area.


The Township's ordinances require 1 parking space per changing room (24 required) and 1 parking space per 400 sq feet of reception area (3 required). A total of 53 parking spaces are provided.




Congregation Mikvah of Jackson is represented by Attorney Salvatore Alfieri, Esq. and Engineer Haler Consulting.


Application documents indicate that South New Prospect Road will be upgraded with left turning lanes on both sides.


922 Hyson, LLC is seeking Preliminary and Final Major Site Plan approval to Construct a 2 Story House of Worship with Accessory Basement Level Mikvah at 922 Hyson Road at the corner of Farmers Lane.




The site is located in the R-1 residential zoning district. The application seeks bulk variance relief from maximum impervious coverage and minimum setback from a residentially zone property for a circulation drive and an accessory structure, as well as design waivers from providing the minimum distance the parking access aisle should be from the street right-of-way, and, if deemed necessary, for parking in the front yard setback.


The floor plans depict a 2,085 sq foot main shul, 1,196 sq foot ezras noshim, 2,410 sq foot banquet hall, and a mikvah in the 4,390 sq foot basement.


Township ordinances require 1.25 parking spaces per 100 sq feet of main congregation area over 2,000 sq feet (26.1 spaces required for 2,085 sq foot main shul), 0.75 parking spaces per 100 sq feet of main congregation area under 2,000 sq feet (9 spaces required for 1,196 sq feet Ezras Noshim), and 1 space per 100 sq feet of the 2,410 sq foot banquet hall (24.1 spaces). That is a total of 59.2 spaces required. 68 will be provided.


No additional parking will be provided for the mikvah area.

Both applications will be open to public participation.


The public hearing will take place in the main meeting room at the Jackson Township Municipal Building, located at 95 West Veterans Highway, Jackson, New Jersey, 08527, beginning at 6:30pm.
