Lakewood Township’s ordinances require off- street parking spaces for residential dwellings based on the total number of bedrooms in the house including in the basement and attic apartments.
One application pending before the Lakewood Zoning Board appears to be attempting to avoid parking requirements by renaming bedrooms as hobby room, music room, and exercise room, a FAA News investigative report reveals.
535 County Line, LLC has submitted Appeal ZB No. 4333 seeking approval to construct 6 duplexes (12 duplex dwelling units plus 12 basement apartments) at the office complex at 525 East County Line Road which has a double frontage on E Kennedy Boulevard.
The existing 1.46 acres tract contains 3 two-story buildings and a large parking area which has access along both County Line Road and Kennedy Boulevard. These buildings are all indicated to be removed.
The proposed homes would have driveway access only from Kennedy Boulevard.
The property is situated in the OT (Office Transitional) Zone which does not permit any new residential uses. Therefore, the application seeks use variance relief.
The Preliminary and Final Major Site Plan application further seeks several major bulk variances including from minimum lot width (37.5 feet per duplex lot is required, less than 30 feet is proposed) side yard setback (6 feet proposed, 12 feet required) and maximum building coverage (25% allowed, 28.79%-32% proposed); and design waiver relief from providing a 30-foot buffer as required for proposed major subdivisions adjacent to existing commercial uses.
The application is also seeking a submission waiver from providing an Environmental Impact Study.
Curiously, the architectural plans depict a hobby room, music room, exercise room, as well as a rec. room in the basements. It appears this is to sneak away from providing sufficient parking as required for bedrooms.
The application was placed on the Board's public hearing agenda for this Monday night, January 6, 2025.

Is it still a scandal when that's the new norm in Lakewood?
While it also avoids parking, the main reason for this is that in a duplex, both basements can Not be legal. Because otherwise it is a 4 unit and would require sprinkler systems.
Just disgusting! The minimal parking requirements are awful as it is, it requires far less then it should be.
Why are these vultures trying to avoid the bare minimum, and trying to destroy local communities?
Lakewood is lonely for Brooklyn, Bronx and Queens. Come to NJ to create NYC

I heard from the grapevine, that NBC wanted to make a mini series; featuring the Lakewood Zoning board.
But they ran into a problem.
They couldn't source enough prop money (cash) !!

So they then went to feature the Lakewood committee members.
But the whole script had the same 3 words: corruption, insider dealing.
They scrapped that too !!!
Its sad, we all laugh and, KNOW its true. As many of us can name names and have the information that could make this all stop.
We know what is stopping us. We and our families would be ostracized.
