LAKEWOOD NEIGHBORS SCORE SECOND MAJOR VICTORY AS DEVELOPER WITHDRAWS FROM ZONING BOARD AFTER STRONG OPPOSITION LED BY ATTORNEY JAN MEYER

Lakewood residents have just notched their second major victory in just weeks as the developer behind Congregation Meshech Chochma withdrew yet another attempt to advance its controversial housing project - this time before the Zoning Board. The neighbors, represented by Teaneck Attorney Jan Meyer, continue to maintain a united and determined front against the proposal.

The original application sought Preliminary and Final Major Subdivision & Major Site Plan approval to dramatically reshape a quiet neighborhood. The plans called for extending Rose Place from the Buttell Avenue intersection and constructing two duplex structures on four zero-lot-line properties, a single-family residence, a school tract, and a private road, all packed into a 3.3381-acre site off Williams Street.

From the outset, neighbors raised serious concerns about the insufficient width of the proposed roadway extension and the lack of a proper turnaround, warning that the design posed major safety and traffic issues for local families.

When the matter was first scheduled to be heard by the Planning Board, the neighbors retained Attorney Jan Meyer, and the developer immediately pulled the application upon learning of his involvement.

But instead of abandoning the project, the developer attempted a second run - this time before the Zoning Board.

At last week’s Zoning Board hearing, the neighbors arrived with counsel and presented testimony from planner Joe Vince who expertly testified vehemently against the application, citing planning deficiencies and echoing many of the concerns the neighbors had long expressed.

The hearing room was filled with residents who came out in force to defend their neighborhood. Their turnout sent a crystal-clear message: the community was watching closely, standing together, and prepared to fight back at every step.

Faced with strong opposition from both Attorney Meyer and a packed room of determined neighbors, the developer once again withdrew the application on the spot.

This marks the developer’s second retreat, each one triggered by the neighbors’ organization, persistence, and willingness to bring in the right legal firepower.

Attorney Jan Meyer has now secured two swift and decisive victories, demonstrating the power of informed advocacy and community solidarity. The neighbors remain vigilant and united, making it clear that their neighborhood’s safety, character, and integrity are worth fighting for.

With a strong attorney and strong turnout, the neighbors are winning - and they are not backing down.
