Developers submitted a single application to Lakewood Township's Zoning Board of Adjustment to construct 2 three story office buildings and a separate Hatzalah garage on East County Line Road near Kaylie Street.
The site is located in the R-15 single family residential zoning district which does not permit for an ambulance facility or an office building. Therefore, use variance relief is required.
The neighbors got wind of the proposal and retained Attorney Ron Gasiorowski and Planner Joe Vice to oppose the office building and offer safety recommendations for the Hatzalah facility.
The developers realized that if the neighbors are successful in winning over the Board, then that will include a loss for the Hatzalah facility. They therefore divided the project into two separate applications, one for a Hatzalah facility and one for the office buildings.
The impressive catch was that the developers insisted that applicants of the proposed office building be listed as "Hatzalah and Avalair Executive Center, LLC."
The Board wasn't fazed in the slightest. After hearing strong opposition from the neighbors, the Board denied the office buildings.
The Board did grant an initial approval for a Hatzalah facility but limited to volunteer ambulance use only and directed the developers to seek approval from Ocean County for traffic safety measures.

Was disgusting to see how these leaches were trying to destroy another neighborhood. Bh the neighborhood understood what was being done and came out in full force in opposition and the Zoning board got the message in this application.
Sadly many neighborhoods don't come out like this and they get destroyed from vultures looking to prey on good people that are living in those neighborhoods.
It's sad to watch only those who are smart enough to come out to protect their neighborhoods get saved, while the boards allow the destruction of other neighborhoods that don't come out in force to oppose draconian measures being planned for their area.
