RIDGE AVENUE ESTATE EXCHANGES HANDS IN $2.75 MILLION PURCHASE


The 2.79 acres estate property at 1265 Ridge Avenue - at the County Line Road intersection - has just been sold for $2.75 million, FAA News has learned.




The property currently contains a single family ranch style home. It was owned by James B. and Mary Fay Manuel since 1954. Following their deaths, their son James Dale sold the property.


The buyer is 1265 Ridge Avenue LLC, which is listed at 112 Hadassah Lane in Lakewood. The buyer was represented by Attorney Yanky Brenner Esq.


No specific Site Plan has yet been submitted to Lakewood's land use boards.


The parcel is located in the R-15 zoning district which permits single family homes on minimum lot sizes of 15,000 sq feet each. As such, it is possible that 8 single family homes, or a school, could be constructed by-right on the property.


Annual property taxes in 2022 were $18,827.52.


This parcel is across the street from where a developer wheeled and dealed an agreement with Yeshiva Ruach Hatorah to use their name to submit an application for high density housing via the Township's loophole "Planned Educational Campus" ordinance. As previously reported here on FAA News, Yeshivas Meor Hatalmud had entered into a contract to purchase over 5 acres of land at 1245-1249 Ridge Avenue. However, as more recently reported here on FAA News, that contract sale has apparently fallen through.
