The duplex home at 428 Kiryas Sanz Avenue in the Oak and Vine neighborhood is owned by Mikvah Tehara South Lakewood Inc., which is registered to Lakewood developer Tovia (Thomas) Rosenberg.
Mr. Rosenberg failed to pay annual property taxes for 2022 which was $13,676.57. At this point, an additional $2,503.62 in interest has accrued, for a total amount due of $16,180.18.
Due to failure to pay for this length of time, Township officials have taken action and sold the tax lien at public auction.
The auction winner is Christiana Trust of Philadelphia-based Gsran-z, LLC.
The buyer was given a tax sale certificate which signifies the lien on the property. Once a certain amount of time has passed, the buyer will be able to pursue a foreclosure against the home. This is known as a New Jersey Tax Sale Foreclosure.
As previously reported here on FAA News, this home is next door to 432 Kiryas Sanz Avenue, which was previously owned by Mr. Rosenberg. The bank foreclosed on the property after Mr. Rosenberg failed to pay the mortgage and transferred the deed of the property in violation of the mortgage agreement. A judge recently ordered the Ocean County Sheriff to sell the home at public auction.
