As previously reported here on FAA News, back in October 2023, the Planning Board approved plans for a 139,358 sq foot multi-unit warehouse and office building at the 6.38 acres site at 1501 Prospect Street, the existing Cambridge Pavers site.
The developer, Jonathan Rubin, has now submitted Appeal ZB No. 4325 to the Zoning Board seeking to construct up to 66 duplex homes plus 66 basement apartments at this site.
The property is located in the M-1 Zone. The Township's ordinances do not permit duplex homes in this zoning district, therefore use variance relief is being sought.
Additionally, density variance is also being sought as the UDO only allows clustering to be considered on properties with a minimum size of 15 acres and this site is much smaller.
It appears that new curbing and sidewalk are proposed along the property frontage, as well as the proposed U-shaped roadway that would be
constructed to provide access to the new homes.
Board Engineer Terry has noted the following:
The proposed lot layout provides for virtually no on-street parking. How will visitors and deliveries occur to these properties?? Similarly, how will garbage and recyclables containers be placed on the street for pickup?
Neighbors of the proposal have now retained Attorney Joseph Michelini Esq. to represent their vehement opposition to the application.
Moreover, the sign shown below - urging area residents to show up in stroves to the Zoning Board hearing - has been posted in area shuls.
As previously reported here on FAA News, a separate application is pending before the Planning Board for 74 homes plus 74 basement apartments at Prospect Street and Massachusetts Avenue.
Both proposals are facing heavy opposition from many neighbors.

I definitely am concerned about traffic an Prospect needs to be fixed, but these homeowners association claims are bogus.
These selfish homeowners associations do not care about traffic as stated, the prospect heights and prospect vines developments both backup to cross street in two locations and do not open up, thereby forcing all access to their development via prospect. If they would open up those access points it would alleviate their traffic concerns.
Rather than finding an appropriate solution like connecting all Home Owners Association developments on prospect, and opening up to cross street or Massachusetts these developments want nobody else to build on prospect street so their vehicle traffic can hog the streets.
It can be speculated that rather there motivation is to selfishly keep there own house values higher by opposing the construction of new units in the area.
