JUST IN: LAKEWOOD ZONING BOARD UNANIMOUSLY DENIES NEW HAMPSHIRE AVENUE OFFICE BUILDING APPLICATION



To much applause from a crowded audience, the Lakewood Township Zoning Board of Adjustment on Monday night unanimously denied a use variance application to legalize the use of 600 & 680 New Hampshire Avenue as an office building.


ZB No. 4364, submitted by Hamilton of Lakewood, LLC, sought a change of use for two existing residential properties, to be converted to office use.


The property is within the R-20 Single-family Residential Zone. Offices are not a permitted use. Use Variance relief is thus necessary.


Many neighbors, represented by Attorneys Ron Gasiorowski and Avi Jankelewitz and Expert Planner Joe Vince, vehemently opposed the use variance, highlighting that they attempted to negotiate with the developers - who were very non-transparent about the full scope of their project - to no avail.


Board member Moshe Ingber added that contrary to Attorney Miriam Weinstein's representation that the building will only be used for general offices, there already is a medical use on site and the site did not depict sufficient parking as legally required for a medical use.


Ultimately the Board voted unanimously to deny the requested use variance.


This denial comes following the Board’s denial of another office building application on East County Line Road.
