SEEING FULL TURNOUT, LAKEWOOD ZONING BOARD UNANIMOUSLY DENIES PROSPECT STREET APPLICATION




The Lakewood Township Zoning Board of Adjustment on Monday night voted overwhelmingly to deny an application for development at 1501 Prospect Street, the Cambridge Pavers site.


As previously reported here on FAA News, back in October 2023, the Planning Board approved plans for a 139,358 sq foot multi-unit warehouse and office building at the 6.38 acres site.


Subsequently, the developer attempted to switch tracks and submitted Appeal ZB No. 4325 to the Zoning Board seeking to construct up to 66 duplex homes plus 66 basement apartments at this site.


As previously reported here on FAA News, back in March 2025, neighbors of the proposal - represented by Attorney Joseph Michelini Esq. - successfully got the Board to deny the application.


The developer now returned under ZB 4367 for a mixed-use development of up to 34 duplex units, up to 14 single family homes, a recreational area, a Shul and retail space.


Impressed by the neighbors' continued opposition the Board voted unanimously to deny the use variance.


In denying the application, Board Chairman Abe Halberstam noted that if this site is developed with residential uses, the adjourning industrial sites will also seek approvals for residential uses due to the precedent that will have been set.
