The vacant lot, Block 175.01 Lot 13, is located on the west side of Ridge Avenue, right near the Township border with Howell - adjacent to other property currently owned by the same church.
The parcel is 135 x 349 (47,115) sq feet in area.
The lot is assessed at $111,900. Annual property taxes in 2023 is $2,645.32.
The buyer is TDF Investment LLC. The Registered Agent on file for this company is The Donors Fund Inc. Managers of that company are Aron Schlesinger, Yakov Travis, and Ari Luss.
The purchase price was $425,000.
The church purchased this property from the Township of Lakewood over 15 years ago for $60,200.
No specific Site Plan for the future of this site has yet been presented to Lakewood's land use boards. The property is located in the Township's R-15 zoning district which permits single family homes on 15,000 sq foot lots (so 3 homes would be permitted by-right), and shuls and schools.
