Following a contentious public hearing with opposition from Coventry Square and Aaron Hirsch, Lakewood Township’s Zoning Board on Monday night resoundly denied Appeal ZB No. 4333 which sought approval to construct 6 duplexes (12 duplex dwelling units plus 12 basement apartments) at the office complex at 525 East County Line Road which has a double frontage on E Kennedy Boulevard.
The application, which was submitted by 535 County Line, LLC, sought use variance relief as well as several major bulk variances and design waiver relief from providing required buffering.
The application also sought a submission waiver from providing an Environmental Impact Study.
As first reported here on FAA News, the architectural plans depicted a hobby room, music room, exercise room, as well as a rec. room in the basements in an apparent attempt to sneak away from providing sufficient parking as required for bedrooms.
Engineer Brian Flannery testified that the site is suitable for housing which is need by the neighboring Satmar shul community.
The Board rejected the testimony, finding that commercial uses such as the existing office building complex is more suited for this property.
The Board ultimately voted 5-2 to deny the application.

Who are the 2 that approved? The ones that approved have to go. Simple.
They unexpectedly got it right.
So it seems that satmar community is not yet "connected". Next time when they need their votes, they may deliver. At this point they are too small a block. There is no reason to deny this, as it's just as bad as the many other projects that are approved. We are either consistent and deny them all, or approve them all. An approval should not depend on which lawyer you hire, and how well you are connected.
