Yeshivas Meor Hatalmud, which is led by Rabbi Noach Witty, has just obtained contingent approval from the Ocean County Planning Board for a 2-story yeshiva and dormitory building at 1265 Ridge Avenue on the corner of Ridge Avenue and East County Line Road in Lakewood.
The site plan depicts 38 off-street parking spaces.
The contingent approval includes the following conditions:
• Clarify whether post-high school students will be permitted to park vehicles on-site
• Label total building area and number of stories on the site plan
• The traffic report indicates that traffic will be impacted for left turning vehicles northbound from Ridge Avenue onto County Line Road. Discuss impacts of queuing and mitigate as required.
• The developer must obtain a letter from the Ocean County Engineer of final acceptance for the county road improvements prior to obtaining a Certificate of Occupancy or even a Temporary Certificate of Occupancy from the Township.
The site plan application has not yet been presented to either of the Lakewood land use boards. As a dormitory is not a permitted use in this zoning district, use variance relief from the Zoning Board would be required.
Yeshivas Meor Hatalmud's acquisition of this property is quite murky.
As previously reported here on FAA News, back in July 2023, this 2.79 acres estate property was sold for $2.75 million. The buyer was 1265 Ridge Avenue LLC. The public records of the land sale do not list the buyer's name; only the buyer's attorney Yanky Brenner Esq. is listed.
Amazingly, as previously reported here on FAA News, just weeks later, the property was transferred by way of a $1 quitclaim deed to Yeshivas Meor Hatalmud. The land transfer documents reveals that Rabbi Noach Witty is the President of Yeshivas Meor Hatalmud as well as the Sole Member of 1265 Ridge Avenue LLC. In other words, the current buyer and seller are one and the same.
Perhaps, the yeshiva needed to hide the fact that they were purchasing this property because, as previously reported here on FAA News, their contract to purchase the adjoining property at 1245 - 1249 Ridge Avenue was cancelled, possibly due to exposure of the contract sale.
Ultimately, in June 2024, Cheder Eitz Chaim closed on the purpose of the 5+ acres of land at 1245 - 1249 Ridge Avenue. The purchase price was $4,350,000. The seller was the Theibault family.
As previously reported here on FAA News, back in December 2023, the Theibault family sold an adjoining 1.06 acres parcel at 1253 Ridge Avenue to Eliezer Jeremias of Tuscany Terrace. The sale price was $1,212,000. (That's a decent $5,562,000 retirement package for Craig Theibault who was sued after failing to relinquish his powerbroker position in Lakewood politics after moving out of town in violation of the bylaws of the Republican Club.)
From a review of the deed records investigated by FAA News, it appears that "Eliezer Jeremias of Tuscany Terrace" is also a straw purchaser for someone who wants to cover their true identity.
